We advise CFOs, COOs, founders, and healthcare operators making high-stakes office and medical real estate decisions in the DC Metro area. Our work is best suited for organizations where lease structure, long-term cost, flexibility, and risk materially affect the business.
Do you represent landlords as well?
No. Brian Perry Advisory is tenant-only. All analysis, strategy, and negotiation are aligned exclusively with the tenant’s interests.
When should we engage you in the process?
Ideally before terms are agreed to or a space is selected. Many clients engage us during renewal planning, early relocation analysis, or when internal stakeholders need clarity on options and trade-offs before moving forward.
Do you handle small or short-term leases?
Generally no. Our advisory approach is designed for complex decisions, longer-term commitments, and situations where structure, leverage, and downside protection matter.
How is your approach different from a traditional broker?
We focus on decision clarity, financial implications, and negotiation strategy — not just touring space. Our role is to help clients understand total occupancy cost, concession dynamics, and long-term risk before committing to a lease.
What markets do you cover?
Northern Virginia, Washington, DC, and selective Maryland. We focus on the DC Metro region where we maintain active market intelligence and negotiation leverage.
How are you compensated?
In many tenant representation engagements, compensation is paid through a brokerage fee that is negotiated as part of the transaction and shared between the listing broker and tenant’s broker. In those cases, tenants are able to receive professional representation without paying a separate out-of-pocket fee. For advisory-only or non-traditional engagements, compensation is discussed upfront based on scope.
